Concrete Restoration & Surface Preparation

Professional coating performance starts with the concrete substrate. We grind, strip, profile and repair concrete floors and decks across Surrey and Greater Vancouver so the coating that follows has something sound to bond to.

What surface preparation covers

Concrete grinding, coating removal and crack preparation are separate tasks, and most floors need several of them. We scope each one from what the slab actually shows.

  • Diamond grinding
  • Mechanical surface preparation
  • Existing coating removal
  • Surface profiling
  • Crack preparation
  • Minor concrete repairs
  • Pits and surface defect preparation
  • Surface cleaning
  • Concrete assessment before coating

Cosmetic repair versus structural repair

It matters which one your floor needs, and it is not always obvious from the surface.

What we do

Cosmetic and minor repair that prepares a floor for coating: surface cracks, pits, spalled edges, worn patches, joint edges, contamination removal and profiling. This is preparation work, scoped so the finished coating lies flat and bonds properly.

What needs an engineer

Structural concrete repair — moving cracks, slab settlement, exposed or corroded reinforcement, load capacity concerns — is outside our scope. We will say so during assessment and can coordinate our preparation and coating work with the direction of your engineer or consultant.

Preparation for the coating that follows

Surface preparation is rarely the end goal. Once the slab is sound, the floor moves into the coating scope that suits the building.

Working floors and production areas go on to commercial and industrial floor coating. Parking structures and exposed decks continue as parkade and traffic deck coating. Homeowners preparing a single garage will find pricing and the full process on our residential garage floor page.

Surface preparation questions

Why is surface preparation important?

A coating bonds to the top few millimetres of the slab. If that layer is dusty, sealed, oily or loose, the coating lifts no matter how good the product is. Mechanical preparation removes the weak layer and gives the resin a profile to grip.

Can damaged concrete be coated?

Usually, once the damage is prepared. Cracks, pits, spalls and worn edges are repaired and profiled first. Concrete with structural damage, active movement or a moisture problem needs that issue addressed before any coating is considered.

Can you remove an existing epoxy coating?

Yes. Old epoxy and other floor coatings are removed mechanically — typically by diamond grinding — and the exposed slab is then profiled for the new system or left as a clean concrete finish.

Do you do structural concrete repair?

No. We handle cosmetic and minor repairs that prepare a floor for coating — cracks, pits, spalls and surface defects. Structural repair is a different discipline and should be carried out under engineering direction.

Can you assess a floor before we commit to coating?

Yes. We can attend, review the substrate, existing coating, cracking and contamination, and tell you what preparation the floor would need before any coating decision is made.
