Whether the surface is a single garage in Langley or a parkade deck in Vancouver, the sequence is the same: understand the concrete, prepare it mechanically, then apply a system chosen for the way the floor is actually used.
- Site review — substrate, existing coating, moisture, drainage and access
- Written scope covering preparation, repairs, system and schedule
- Mechanical preparation: diamond grinding, coating removal, profiling
- Application and cure, then handover with care instructions
Substrate condition decides most of the work. If the slab is worn, previously coated or damaged, the project usually starts with grinding and surface repair, and heavy-use rooms are handled under our commercial and industrial floor program.

Concrete coating questions
What is a concrete coating?
A concrete coating is a bonded resin system applied over a prepared concrete slab so the surface resists traffic, moisture, chemicals and abrasion instead of dusting and staining. The coating only performs as well as the preparation underneath it, which is why grinding and repair are part of every project.
Do you provide commercial site assessments?
Yes. For commercial, industrial, strata and contractor-led work we attend the site, review the substrate and existing coatings, confirm access and scheduling, then issue a written scope and quote.
Can contractors send drawings or project specifications for quotation?
Yes. You can upload drawings, specifications, scope documents or tender packages with the project form on this page, in PDF, JPG, PNG or DOC/DOCX format.
Do you work with strata and property management companies?
Yes. Parkade and common-area coating projects are commonly coordinated with strata councils, property managers and their contractors, including staged scheduling so parking areas stay usable.
How is commercial work priced compared with a residential garage?
Residential garages are quoted from our published square-foot price. Commercial, industrial and parkade projects are quoted individually, because preparation, access, traffic, scheduling and specification requirements vary from site to site.
