Professional Surface Preparation
Coating failures are usually preparation failures. Before any commercial epoxy flooring or polyaspartic floor coating goes down, the slab is opened up mechanically and assessed.
- Diamond grinding to remove laitance and open the surface
- Existing coating removal where the old system cannot be recoated
- Surface profiling to the level the chosen system needs
- Crack preparation — chased, filled and made ready for coating
- Concrete repair of spalls, pits and worn edges
- Cleaning and contamination assessment, including oil and moisture
The coating system is selected according to substrate condition, traffic requirements, environment and project specifications. Where the concrete itself needs work first, that scope is handled as concrete restoration and preparation, and vehicle decks or ramps in the same building fall under parkade and traffic deck work.

Commercial coating questions
What is resinous flooring?
Resinous flooring is a general term for floor systems built from liquid resins — epoxy, polyaspartic, polyurethane and similar chemistries — that cure into a bonded surface over concrete. The right resin for a room depends on the traffic, temperature, chemical exposure and how long the floor can be out of service.
Do commercial floors require diamond grinding?
Almost always. Mechanical preparation opens the concrete so the coating can bond. Grinding also removes laitance, old sealers and contamination. Where grinding is not suitable, another mechanical method is selected after the floor is assessed.
What coating systems are suitable for vehicle traffic?
Systems for vehicle traffic need abrasion resistance, impact tolerance and the correct film build. Suitability depends on substrate condition, wheel type, loading and environment, so we confirm the system after a site assessment rather than promising one product for every floor.
Can you coat a floor while we keep operating?
Often yes, in stages or outside production hours. Sectional scheduling, containment and cure times are agreed in the written scope before we start.
How are commercial floors quoted?
Individually. We assess the site, confirm the preparation required and issue a written quote — our residential garage square-foot pricing does not apply to commercial or industrial work.
